Step 1
Pre-Severance Feasibility
Determine whether your proposed severance is feasible before moving forward with an application. Our team can review the property and provide a feasibility report outlining the considerations for the proposed severance.
*Note: Final approval is subject to the municipality’s review and approval. IBW’s feasibility report does not guarantee municipal acceptance.
Step 2
Once you are ready to proceed IBW can assist with the preconsultation, the severance application and prepare the required severance sketch. Our team can also attend the council meetings with the municipality as part of the application process.
Step 3
The municipality reviews the application and determines whether the proposed severance meets its requirements. IBW can provide surveying support throughout this stage.
Step 4
Following approval and receiving the notice of decision, an Ontario Land Surveyor prepares the Reference Plan to define the resulting parcels and support the next stage of the process.
Step 5
The Reference Plan is submitted for deposit with the appropriate land registry office.
Step 6
Once the required surveying and registration steps are complete, your lawyer can proceed with the transfer of the resulting parcels.
